Scope

A: Fan Coil Units / Per Unit

• Visual inspection of the unit
• Clean the air filters
• Inspect the thermostat and controls
• Check the drain tray and flush out if required
• Check the operation of actuator and 2/3-way valves
• Clean the grills and diffusers

B. Split Units, Package Units and Window Units (DX System)

• Visual inspection of the unit
• Clean the condenser coil and air filters
• Check the refrigerant gas level
• Flush out the drain line
• Inspect the electrical terminals and controls
• Clean the fan cover and inspect the indoor and outdoor motors

 Exclusions

• • Additional hours
  • Spare parts
  • Asset or part replacements
  • Standard access is assumed and any additional/specialized equipment required for access will be charged separately
  • Any works outside of the scope

Technical Exclusions

• Major Servicing of the unit
• Chemical cleaning of the coils
• All spare replacement (compressor, filter drier, motor, thermostat, etc.)
